The third home near the $20,000,000 on 30A has a closed, expansive gulf-front home in between Watersound Beach and Alys Beach with 220' of beach frontage.
The $5,000,000+ luxury residential market in South Walton is strong and growing stronger with sales (already closed) up 35% year over year and pending sales (under contract) up 44%.
The 30A real estate market as a whole is moving back in the direction of "normal" pace and sales - yet is still outpacing 2017-2019 trends drastically. For example: in 2017-2019, the number of sales expected year-to-date for the end of July would be about 800 units sold. So far in 2022, we have over 1800 sales year-to-date.
The market is still a seller's market, with absorption rates (a measure of how quickly properties are selling in a market) around 3 months. A definite increase over the past 24 months, where we say absorption rates dip under 1 month, but still much lower than the typical 30A market trend of 6-9 months over the past several years.
Sellers are now no longer able to just "name their price", but must abide by market rules and comps, give the property due exposure, and entertain negotiations from buyers.
The average days on market before a sale is also increasing back to a healthy normal, up from practically zero to 0-60 days, depending on marketing and if correctly priced to sell.
