Breakdown of the facts:

While sales are down about 50% year over year because of interest rate increases and supply limitations, this is actually a fairly normal sales per month rate and supply on the market. Currently, the number of sales per month is around "pre-pandemic" levels.

You may be asking yourself, how is it possible that the average sales price for homes on 30A is +12% when I see price drops all the time? Keep in mind, these are numbers for the average SALE price of homes SOLD. Many agents took on listings over the past 12 months from sellers who were, in fact, not viable sellers. Meaning they are sellers at a certain number (aren't we all... haha) but are slowly realizing that naming a very high listing price will not get the home sold and must come down to the market value. What you are seeing are the listings that outpaced the market coming down to the actual values - many sellers in the past 24 months were outpacing the market by 5-20% and waiting for the market to catch up. Now that the market is back to "normal" growth, listings that are overpriced will sit - predictably.

Negotiation. On average, a buyer can reasonably expect between 0-6% negotiation room depending on factors such as: days on market, current condition, recent price reductions, etc.
